Our specialty is providing professional management for owners of property in the Healdsburg area. This is not a service for rental management. We focus on keeping your property in top condition, with regularly scheduled site visits and off-season upgrade projects.
This service is ideal for property owners who live out of town. Your home here may be a second home or one of several in various locations. Managing more than one home requires time and energy. You could maintain the property yourself, but that often means your time there is spent supervising workers or doing it yourself. You could employ a live-in caretaker, but the trade-off may be a loss of complete privacy.
This service is ideal for property owners who live in town. Your home here is your primary residence and you want to enjoy it, not work on it. You may not have the interest or the experience in maintaining a property. The idea of a professional who will treat your property as if it is their own frees you to focus on other priorities. Having someone who can anticipate the needs of the property means you don’t have to worry about what needs to be taken care of now and what will need to be addressed next.
This service is ideal for property managers who need help juggling multiple properties. As a property manager, we understand what a juggling challenge it is to manage bookings and contracts as well as the weekly turnovers to check out one set of guests and welcome the next. We can support what you offer your property owners by providing professional maintenance and upgrade services, while you focus on maximizing the guest experience and your client approval.
Custom contracts created with these key services:
- Weekly site visits. We follow a checklist of key items to monitor condition, ensure safety, identify problems, anticipate wear and tear. Simple fixes and repairs are addressed on the spot.
- Minor & moderate repair and maintenance. This is work required outside a normal site visit and requires client approval. These projects are generally for repair, replacing, installing, upgrading to building code.
- Major work and off-season upgrades. Many clients visit their property during the best-weather seasons of the year. During the “off-season” (i.e. the rainy season in Northern California), owners can designate larger projects for remodel, addition or rebuild. This may include installing a new kitchen or baths, building new guest quarters, overhauling the landscape and hardscape of the property, etc. This work is done by us or subcontracted (and supervised) through us while the property is available for longer periods without interfering with the time owners use it.
PROJECT MANAGEMENT
If you hire your own contractor, we can manage the project for you. Many clients don’t have the time or proximity (or desire) for the daily, hands-on monitoring that’s required for a building project. We are your local point of contact, your eyes and ears on the ground, representing your best interest.
We’ll field daily communications so you don’t have to. We’ll make your decisions easy because we’ll gather all the facts from various sources for you.
We ensure that what’s designed is what’s built. Your architect and contractor will know we are here to help, not get in the way. They’ll appreciate that we are available to coordinate whatever is necessary to keep the project moving forward.
Project Management Services
- Attend planning meetings.
- Ensure all parties have correct versions of all plans, documents, orders, etc.
- Set up communications protocol.
- Conduct daily/regular jobsite checks.
- Document field changes.
- Provide progress photos to client.
- Coordinate ordering, receiving, scheduling that falls outside contractor services.

We offer professional inspection service and provide a report on the condition of a property and the requirements to meet code requirements. We also offer inspections to help you make decisions on repairs and improvements to your property.
